Proposed Disposal of Property Section 3.58(3) Local Government Act 1995

At the Ordinary Council Meeting on 21 March 2024, a proposal was presented to dispose of a portion of Lot 38 Dollyup Street, Stake Hill to occupy a further 24m2 of the Innovation Centre in addition to their current lease agreement of 41m2 by way of a lease variation.

A market rental valuation dated 20 July 2021 determined the rental value of the separable portion comprising the Innovation Centre was $150 per m2 per annum.

Groundswell Drive Thru Pty Ltd’s current Lease commenced 1 June 2023 for 41m2 of the Innovation Centre. The annual rent commenced at $110 (ex GST) per m2 per annum, plus an annual review based on the Perth (All Groups) Consumer Price Index for a 5-year rental term with a 5-year rental option period being available based on a market rental valuation by a licenced property valuer.
