Disposal of Property Section 3.58(3) Local Government Act 1995

The Shire of Murray hereby gives notice of a proposal to grant a lease to occupy a 6038m2 portion of vacant land located at Lot 38 Dollyup Street, Stake Hill (Food Innovation Precinct Western Australia) for a period of 5 years with further terms of 5-years plus 10-years, for the development, construction and operation of a 100% recyclable carton packaging facility.

At the Ordinary Council Meeting on 28 November 2024, a proposal was presented to dispose a portion of Lot 38 Dollyup Street, Stake Hill (Food Innovation Precinct Western Australia - FIPWA) being a portion of 6038m2 vacant land.

A market rental valuation determined the rental value of the subject land was $166.65 ex. GST, per m2 per annum.

This first year period is to be rent-free. The annual rent that is to commence 1 January 2026 will be 4% of the land valuation, being $40,250 ex GST, per annum with annual CPI review until the facility is built.

Once completed, the rent will be 8% of the current land value, being $80,500 ex GST,  per annum with annual CPI review including calculated  rent reviews, until 31 December 2028.

Rent for the period commencing 1 January 2029 is subject to a Market Rental Valuation.

The submission period closes at 2pm, Monday 16 December 2024.
