Disposal of Property by way of Lease Section 3.58(3) Local Government Act 1995

The Shire of Murray hereby gives notice that it has received an application to lease a portion of the Dwellingup Trails and Visitor Centre on Reserve 30371 (Lot 500 Marinup Street, Dwellingup) to Kristy Michelle Gall (ABN 38 115 698 281) (trading as Base Camp Dwellingup), which includes a request for a one (1) year rent-free period.

The proposed use of the premises is for the retail of outdoor and adventure-related products, complementing the Dwellingup Trails and Visitor Centre precinct and broader visitor experience.

A market rental valuation obtained on 8 April 2026 from a licensed property valuer established the market rent for the area to be occupied by way of lease to be $23,625 per annum.

The Shire of Murray proposes to grant the requested one (1) year rent-free period to assist the business in establishing itself and activating the visitor precinct. The Lessee will be responsible for all normal outgoings and maintenance responsibilities during the leasing period.

The annual rent in year two will be $23,625 plus Perth March All Groups Consumer Price Index (2027). The rent will be indexed annually by the Perth March All Groups Consumer Price Index or will be as otherwise decided by Council.

Written submissions on the lease proposal are to be addressed to the Chief Executive Officer, Shire of Murray, PO Box 21, Pinjarra WA 6208. Emailed submissions can be sent to mailbag@murray.wa.gov.au.   Submissions close at 4pm on 25 May 2026.

All submissions received will be considered by Council prior to making a decision on the proposed lease.
