North Dandalup Projects Update
June 11, 2019 Katherine Stevens

Lot 102 Lakes Road, North Dandalup

Subdivision works at Lot 102, North Dandalup are nearing completion, in the delivery of 10 new residential lots for on-sale and income reinvestment in new infrastructure for Murray.

Servicing works to connect water, power and communications, have been completed by contractors and streetlight, road and drainage upgrades have been undertaken by Shire of Murray officers to improve road access to the site.

Perimeter fencing and landscaping works will be completed during the winter season, especially to ensure establishment of the landscaping components.

Following completion of works, lots will be sold in accordance with the provisions of section 3.58 of the Local Government Act 1995.

The lots will be approximately 2,000m2 and complimented by a recreation reserve.

As sites are sold, Council will consider the distribution of funds towards infrastructure specified in existing community strategies and masterplans, to activate areas and deliver priority community amenities.

Proposed CY O’Connor ERADE Research Centre (Agricultural), Lot 302 Del Park Road, North Dandalup

Civil works on the private CY O’Connor ERADE Research Centre development including earthworks, construction of utility services and driveways, are anticipated for completion in July.

Building works will commence following the completion of civil works and subject to the issuing of local government building permits.

To date the Shire of Murray has issued planning approvals to CY O’Connor ERADE Village Foundation for:

  1. Two connected Research Centre buildings, with reception, laboratories and incubator rooms, restaurant and meeting and conference facilities
  2. Additional laboratory building, referred to as the ‘T-block’ on attached plans, which is proposed to be used as a multi-purpose office and research space
  3. Caretaker’s house

To assist with the supply of sand associated with the construction of the development, an approval was also granted to remove sand from specified areas in the southern portion of Lot 302.

The initial application for the Research Centre included an ‘Indicative Concept Plan’ (included overleaf), which shows how the land surrounding the Research Centre could be expanded to include a number of additional buildings and building lots in the future to form a ‘Research Village’.

The concept plan was included in the application for the Research Centre for context purposes only and has not been considered for approval to date. The current zoning of the land and service restrictions, particularly the lack of reticulated sewer in the area, would represent significant barriers to the progression of the overall concept.

Plans showing the approved development and the ‘Indicative Concept Plan’ are attached.

The purpose of the Centre is to provide a hub for postgraduates and scientists to conduct advanced research into various agricultural sciences, including, immunogenetics, livestock genetics, evolutionary biology and renewable energy, with the ultimate aim to help improve farming practice to maximise primary production yields.
