The Shire of Murray hereby advises of a proposal to grant a five year lease to Simply Rustic Food to operate a food and beverage venue on a portion of the Edenvale Homestead at Lot 316 (Reserve 36703) Henry Street, Pinjarra.

A market rental valuation dated 11 November 2022 by a licensed property valuer established that the annual rental value of the premises is $24,600 per annum.

The basis of the lease proposal is that the consideration to be received for rent is $1.00 per annum for the first three years, in exchange for providing services that support Edenvale, including but not limited to:

  • opening the Pinjarra visitor point and public display rooms;
  • cleaning, maintaining and stocking internal facilities to support patrons and users of the community meeting room; and
  • delivering and participating in activations and major events to assist with the Edenvale Activation Plan.

The annual rent for year four is to commence at 50% of the market rental valuation, payed monthly in advance. Rent in year five is the rent payable in year four, plus CPI. A further formal review is to be undertaken to establish the annual rental payable for the premises in the event of a liquor licence being granted.
